Short answers based on the official Ejar guides.
The lessor needs a valid ID, the property ownership documents, and a mobile number registered with Absher. The tenant needs a valid ID and a mobile number registered with Absher.
The office registers the lease on the Ejar network and completes its five sections: duration, properties and units, parties, financial details, and terms. It then previews the lease, reviews the brokerage agreement, pays the fee, and sends it for documentation. Both parties receive an SMS link, enter the verification code sent to their Absher-registered mobile, and approve the lease. Its status then becomes registered, and it takes effect on its start date.
The fee is SAR 125 per lease year. Any period shorter than a full year counts as a full year, so a lease of two years, one month and ten days is charged for three years. When registering, the parties choose who bears the fee, the lessor or the brokerage office, and it is reserved from the Ejar wallet before the lease is sent for documentation.
The commercial lease fee is SAR 400 per lease year, with a 50% discount on the first year (SAR 200). Following years are charged in full at SAR 400 each, so a three-year lease costs SAR 1,000.
Both parties have 7 days from the moment the lease is sent. If they do not document it within that period, it returns to the office and is saved as a draft. If one party is not registered with Absher, the office attaches a copy of the lease signed by hand by that party to the electronic lease.
Either party submits a renewal request from their Ejar account and sends it to the other party, who accepts it and enters the verification code sent to their Absher-registered mobile. The renewal fee for a residential lease is SAR 125 per year. If automatic renewal was enabled when the lease was registered, the lease fee is deducted from the lessor’s wallet when the last 60 days of the term begin, so the wallet needs enough balance.
By mutual agreement, the lessor or tenant submits an end-of-lease request from their Ejar account, stating the reason, end date and financial settlement, and the other party approves or rejects it. This service is free. If the enforcement court has ordered the tenant to vacate the property, the lessor can request termination by one party by attaching the enforcement decision that includes the lease number. This is also free, and requests are reviewed within 5 working days.
Yes. The unified lease registered on Ejar carries the status of an executive instrument, so if needed you can go straight to the enforcement court. However, adding special terms and conditions to the lease removes that status.
A valid national ID for the office manager, a valid commercial register that includes the real estate brokerage activity (code 682010), acceptance of the broker joining agreement, and completion of the joining training course. Registration is free and takes effect as soon as the requirements are met. Eshraq Al-Asalah Real Estate is a member of the Ejar platform, membership number 06935355.
